College Park is one of the nine villages with its own Residential Design Review Committee. Its roofs raise the same questions as the rest of The Woodlands, answered by its own residents on its own calendar.
Each committee meets at least monthly and publishes its own submittal deadlines. An application that misses a deadline waits for the next meeting, which is often the difference between a roof in two weeks and a roof in six. A contractor who knows the College Park calendar submits early and complete, since the standards count 45 days from a complete application and treat no decision in that time as a disapproval.
Some work qualifies for staff approval without a meeting. Whether a particular like-for-like re-roof does is a question for Covenant Administration.
Re-roofs in composition shingle make up most of it, along with the repairs every wooded lot needs: valleys, vent boots, flashing and the fascia behind overflowing gutters. When a storm brings a limb down, the standards let emergency tarping go ahead without waiting for approval.
Fiber-cement is the usual replacement where older siding has worn out. Changing the siding material or color goes to the College Park committee, with color chips.
