Indian Springs is the one village in The Woodlands with two Residential Design Review Committees, which the Township lists as Indian Springs (TWA) and Indian Springs (WCA). The first question on any roof here is which of the two reviews your address.
The Township publishes a separate committee for each part of Indian Springs, reflecting the covenants the lots were created under. For a homeowner the practical effect is simple: the application goes to the committee that covers the lot, and Covenant Administration can confirm which that is from the address. Both apply the same 2024 Residential Development Standards to roofing material and color.
A contractor who has worked in Indian Springs before will usually know which side of the line a street sits on, but it costs nothing to confirm with the Township before submitting.
Indian Springs roofs share the story of the other established villages: a tall canopy, shaded slopes, and valleys that fill with needles. Many are on their second roof. On a replacement, an architectural shingle in a muted, low-contrast blend is the path of least resistance; a change to metal, tile or slate is on the approved list but gets a closer look.
Where original wood siding and trim remain, expect some rot at the bottom courses and around windows. Fiber-cement is the common replacement, and as a change of material it goes to the same committee as a roof would.
