Creekside Park is the newest village and the one on the Harris County side, across the creek from the rest of The Woodlands. It is still part of the Township, with its own design review committee.
Being in Harris County changes which county handles things like debris pickup after a storm, as the Township reminded residents after Beryl. It does not change the covenant side. A roof or siding change in Creekside Park goes to the Creekside Park Residential Design Review Committee under the same 2024 Residential Development Standards as every other village.
Houses built from 2007 onward are mostly on their first roof. Many of those roofs are now old enough to have been through several hard wind events, including the May 16, 2024 derecho that crossed the metro and Hurricane Beryl that July. A roof that looks fine from the street can still have unsealed shingle tabs and loose ridge cap. A storm check is often the right first call here, rather than a replacement.
Newer sections have younger trees than the older villages, so roofs see more direct sun and wind. That trades the shade problems of Grogan’s Mill for sun and wind wear. Attic ventilation matters as a result, since summer attics pass 120°F.
